Maintenance Contract Price Figures Announcement Date: 25 May 2018

The information on average monthly lift maintenance price at private residential premises Note 1, classified according to the lift travel level Note 2 and lift speed, are shown for reference by the general public.

Following the recommendations of the Lift and Escalator Safety Advisory Committee, the EMSD has released the maintenance price information on the lifts in private residential premises for public reference since November 2014. The sharing of price information Note 3 aims at facilitating responsible persons of lifts ("RPs") to choose among registered lift contractors for provision of lift maintenance services through provision of related price information as reference. EMSD will update the information on a half-yearly basis.

As regards whether maintenance prices quoted by a registered contractor are reasonable, RPs should consider if the maintenance price is commensurate with the services specified in the maintenance contract. If in doubt, RP may ask the registered lift contractor for relevant information regarding the calculation of maintenance price, e.g. the fee for each service item covered by the maintenance contract for further consideration.

Remarks: The above price figures were updated on March 31,2018, whereas the previous price figures were updated six months ago on September 30, 2017.

The above data refers only to those lifts with a comprehensive maintenance coverage (i.e. inclusive of the cost of replacement parts due to wear and tear). The monthly maintenance price under non-comprehensive maintenance contract is lower as the price does not include the cost of parts replacements due to wear and tear. As such the maintenance price of such contract cannot reflect the actual average total monthly maintenance price of the lift.

Note 1 Private residential premises refer to single block buildings and multi-block estates for residential purpose.

Note 2 Lift travel level refers to the actual number of the floor travelled by the lift from the lowest landing to the top floor landing, with the lowest landing floor excluded. If there is no 4/F, 13/F, 14/F etc. in a building, these floors should be excluded in counting the lift travel level. Also, if the lift serves the UG/1, UG/2 etc., these floors should be counted in the lift travel level.

Note 3 The price information tabled here is based on the contract price collected from a sampling survey on lifts in Hong Kong private residential premises conducted by an independent consultant engaged by EMSD. The price information can only be used as reference as, other than the rated speed and lift travel level, the contract maintenance price of lifts may also be affected by a number of factors such as:

  1. The characteristics of the lifts, such as its type, age, brand, number of landing door and rated load;
  2. The maintenance contractor such as whether it is maintained by the original lift manufacturer;
  3. The number of periodic maintenance conducted every month;
  4. The number of lift maintained under the contract;
  5. The pledged time within which the registered lift contractor must arrive on site in response to fault call or rescue of trapped passengers; and
  6. Other commercial factors.

Note 4 Rated Speed refers to the speed specified by the lift manufacturer at which normal operation of the lift is guaranteed. The rated speed of a lift can be obtained from the lift maintenance log-book or the registered lift contractor.

Note 5 Average No. of Landings means the average number of landings served by the respective lifts under the sampling survey conducted in the period. For example, a lift travelling from G/F to 10/F with landings at G/F, 2/F, 4/F, 6/F, 8/F and 10/F but not serving the other floors has 6 no. of landings.
